How to Improve Tenant Retention in Toronto Condos: Stop Leading With Free Rent
I’ll say what a lot of people in property management are thinking: a free month of rent does not keep a tenant. It fills a unit. Keeping someone is a different job, and in Toronto right now it is the job that matters most.
The condo rental market is more competitive than it has been in decades. More supply and softer demand means tenants have options, and they know it.
Building Cleanliness and Tenant Retention
Here is my opinion, and I hold it firmly: most buildings are spending their retention budget in the wrong place. Incentives get the attention. The lobby floor gets whatever is left.
The research does not support that choice. According to Kingsley Associates, 78% of tenants said building cleanliness influenced their decision to renew their lease. Not the gym. Not the rooftop lounge. Whether the place they come home to every day feels looked after.
That matches what I see. Nobody renews because of an amenity they used twice. They renew because the elevator is clean on a Monday morning, the garbage room does not smell, and when something is wrong, someone deals with it.
What Tenants Are Really Asking For
In my experience it comes down to four things:
Communication
Reliability
Cleanliness
Timeliness.
None of them are glamorous. All of them are noticed the moment they slip.
This is where I think the vendor relationship gets undervalued. A janitorial team should not be a line item you manage. It should be an extension of your building operations, one that takes real pressure off the property manager or coordinator instead of adding to it.
That is how we work at M.C. Janitorial Systems. We provide superintendent and janitorial services for condo and rental buildings across Toronto and the GTA, and our people become familiar faces. Tenants know who they are. They trust them. That trust is worth more than any move-in promotion.
